Welcome to Magic Hands House Washing LLC (“Magic Hands House Washing,” “we,” “us,” or “our”). These Terms & Conditions govern your use of our website and your purchase or use of services provided by Magic Hands House Washing LLC.

By using our website, requesting a quote, scheduling a service, or engaging our services, you agree to these Terms & Conditions, together with any written estimate, proposal, service agreement, or other agreement provided to you for your specific project.

1. Our Services

Magic Hands House Washing LLC provides residential and commercial exterior cleaning and related property-maintenance services, which may include:

  • House Washing

  • Pressure Washing

  • Soft Washing

  • Roof Cleaning

  • Gutter Cleaning

  • Driveway and Concrete Cleaning

  • Patio Cleaning

  • Paver Cleaning

  • Paver Sand Filling and Sealing

  • Deck Cleaning and Staining

  • Window Cleaning

  • Graffiti Removal

  • Painting

  • Brick Cleaning

  • Commercial Cleaning

  • Trash Bin Cleaning

  • Other property cleaning and maintenance services

The services available may vary by location, property condition, season, weather, equipment requirements, and other circumstances.

2. Quotes and Estimates

Quotes and estimates are based on the information reasonably available to us at the time the estimate is prepared.

The final price may change if conditions are materially different from those represented or visible during the initial estimate.

Examples may include:

  • Additional areas requiring service

  • Excessive dirt, algae, mold, grease, or staining

  • Heavy organic growth

  • Graffiti or coatings requiring additional treatment

  • Difficult or restricted access

  • Additional labor or equipment

  • Unexpected property conditions

  • Customer-requested additions or changes

  • Rental equipment required to safely complete the work

Any material change in the scope or price should be communicated to the customer before the additional work is performed whenever reasonably possible.

3. Scheduling

Appointments are scheduled based on availability.

A scheduled appointment does not guarantee that work can be performed if weather, unsafe conditions, equipment problems, property access issues, or other circumstances make performing the work unsafe or impractical.

We reserve the right to reschedule services when necessary.

4. Weather Conditions

Many of our services are weather dependent.

Rain, high winds, freezing temperatures, extreme temperatures, storms, or other unsafe weather conditions may require an appointment to be rescheduled.

We will make reasonable efforts to notify customers when weather or other conditions require a schedule change.

5. Customer Access and Responsibilities

The customer is responsible for providing reasonable access to the property and areas scheduled for service.

Before service begins, customers should:

  • Remove or secure valuable or fragile items near the work area.

  • Close windows and doors.

  • Move vehicles when requested.

  • Secure pets.

  • Inform us of known property hazards.

  • Inform us of delicate surfaces, previous repairs, coatings, or other conditions that may affect the work.

  • Provide access to water or electrical connections when specifically required and agreed upon.

Customers are responsible for ensuring that we have permission to perform work on the property.

6. Water and Electricity

Certain services may require access to a suitable water supply or electrical outlet.

If the customer is responsible for providing water or electricity, failure to provide adequate access may result in a delay, rescheduling, or additional charges where applicable.

7. Property Conditions and Pre-Existing Damage

Cleaning and pressure-washing services can reveal existing damage or deterioration that may not be visible before cleaning.

Examples include:

  • Loose paint

  • Failing mortar

  • Cracked concrete

  • Deteriorated wood

  • Oxidized surfaces

  • Loose siding

  • Damaged caulking

  • Existing cracks

  • Brittle materials

  • Previous improper repairs

  • Existing stains or discoloration

Magic Hands House Washing LLC is not responsible for pre-existing damage or deterioration that becomes visible during or after cleaning.

We will use reasonable care and appropriate cleaning methods based on the surface and conditions known to us.

8. Delicate Surfaces and Cleaning Results

Different surfaces require different cleaning methods.

Certain stains, discoloration, oxidation, rust, oil, graffiti, organic growth, hard-water deposits, and other contaminants may not be completely removable.

Cleaning results may vary depending on:

  • Age of the stain

  • Surface condition

  • Material composition

  • Previous treatments

  • Weather exposure

  • Porosity

  • Existing damage

  • Type of contaminant

We do not guarantee that every stain, discoloration, or contaminant will be completely removed.

9. Window Cleaning

Window cleaning services may include interior and/or exterior window cleaning depending on the scope of the estimate.

Customers should notify us of fragile glass, damaged screens, defective windows, loose frames, or other known conditions before service begins.

Magic Hands House Washing LLC is not responsible for pre-existing defects or damage to windows, screens, frames, seals, or related components.

Rental equipment such as lifts, scissor lifts, or spider lifts is not included unless specifically stated in the estimate.

10. Graffiti Removal

Graffiti removal may require specialized cleaning products and techniques depending on the surface and type of graffiti.

Some surfaces may retain staining, ghosting, discoloration, or other evidence of graffiti after treatment.

The customer acknowledges that complete removal cannot always be guaranteed, particularly when graffiti has penetrated porous surfaces.

11. Paver Cleaning, Sand Filling, and Sealing

Paver cleaning, sanding, and sealing results may vary depending on the condition, age, installation, joint stability, previous sealers, and type of pavers.

Sealing does not guarantee permanent protection from stains, weeds, discoloration, erosion, or future deterioration.

Existing damaged or unstable pavers may require repair or replacement before or after cleaning and sealing.

12. Deposits

A deposit may be required to reserve an appointment or begin certain projects.

The amount of any deposit will be identified in the applicable estimate, proposal, or service agreement.

For Maryland home-improvement contracts, applicable law places restrictions on receiving payment before the contract is signed and limits deposits to no more than one-third of the contract price at or before execution of the contract.

Any deposit policy will be applied subject to applicable law and the specific contract governing the project.

13. Cancellation and Rescheduling

Customers should provide as much notice as reasonably possible when requesting cancellation or rescheduling.

When client agrees to pay a deposit to secure the services described in the estimate provided to client by Magic Hands House Washing. The deposit is non-refundable and non-transferable and will be retained by the Service Provider in the event of cancellation, Rescheduling or failure to provide the correct property or service address for service performance.

A credit of the same deposited amount, may be applied to client’s services if client reschedule 24 hours before the date of service.

Nothing in this section is intended to limit any cancellation or consumer rights provided by applicable law.

14. Payment

Unless otherwise stated in a written agreement, payment is due upon completion of the services.

We may accept payment through available payment methods communicated to the customer, including electronic payment methods, Zelle, debit or credit cards, checks, or other accepted forms of payment.

For larger commercial projects, different payment terms may be established in a written proposal or contract.

15. Additional Work

Work outside the original agreed scope may require an additional charge.

Whenever reasonably possible, Magic Hands House Washing LLC will communicate the additional scope and price before performing additional chargeable work.

Customer-requested additions may also result in an updated estimate.

16. Customer Satisfaction

If you believe there is an issue with completed work, please contact us promptly and provide details regarding the concern.

We may inspect the affected area and, when appropriate, determine whether additional cleaning or corrective work is reasonably necessary.

Nothing in these Terms creates a guarantee that every surface or stain will achieve a particular appearance.

17. Photos and Property Documentation

With appropriate permission, Magic Hands House Washing LLC may photograph or record completed work for documentation, quality control, portfolio purposes, advertising, social media, or other business purposes.

We will make reasonable efforts not to intentionally disclose sensitive personal information in photographs.

If you do not want your property or completed project used for marketing purposes, please notify us in writing.

18. Website Use

You may use our website for lawful purposes only.

You agree not to:

  • Attempt to interfere with website functionality.

  • Introduce malicious software.

  • Attempt unauthorized access to website systems.

  • Copy or reproduce website content for commercial purposes without permission.

  • Use our website for fraudulent or unlawful purposes.

  • Misrepresent your identity or affiliation with another person or business.

We reserve the right to restrict access to the website when necessary to protect our business, customers, website, or systems.

19. Website Information

We make reasonable efforts to keep information on our website accurate and current.

However, descriptions, pricing, promotions, service availability, photographs, videography and other information may change without notice.

Website information does not necessarily constitute a binding offer unless specifically stated otherwise.

A written estimate, proposal, or service agreement provided for a specific project will govern that project if it conflicts with general website information.

We are not responsible for the content, availability, security, or privacy practices of third-party services.

For projects performed outside Maryland, applicable state or federal law may also apply.

26. Changes to These Terms

Magic Hands House Washing LLC may update these Terms & Conditions from time to time.

Updated Terms will be posted on this website with a revised effective date.

Your continued use of the website after an update constitutes acceptance of the updated Terms to the extent permitted by law.
